How to price a loft conversion

A loft conversion is more structurally involved than most extensions, because the new floor has to carry habitable loading and the roof, staircase and fire escape route all have to work together. Price the structural design first and let it set the rest of the job.

1. Scope the loft on site before pricing it

3. Materials and where costs blow out

Structural steel lead times can set the programme more than any other material on this job, and roof coverings that need to match the existing house add sourcing time a standard extension does not have.

Insulation specification is a common source of late cost: fitting enough insulation to meet the current Approved Document L within a limited roof depth sometimes forces a different construction detail than the one originally priced.

Do not fix the staircase price before headroom is confirmed

A Victorian roof with hand-cut rafters and an unknown repair history needs a different contingency allowance to a 1990s trussed roof, even where the new floor area is the same.
