The price includes local making good to surfaces directly disturbed by the works. Full-room redecoration is excluded unless listed separately.

The price includes removal of waste generated by the described works. Existing waste and hazardous materials are excluded unless identified in the quote.
Exclusion
Hidden conditions
The price assumes the existing structure and services are in serviceable condition. Work required because of concealed defects will be priced as a variation before it proceeds.

Client-supplied items are excluded from the price. The client is responsible for correct specification, timely delivery and replacement of faulty or missing items.

Access
The price assumes clear access during the agreed working hours, with parking and a suitable loading area available. Permit or suspension costs are excluded unless stated.

Existing services
The price assumes existing electrical, water and drainage services are suitable for the proposed connection. Upgrades or repairs found necessary after testing are excluded.

Quote validity
This quote is valid for [30] days. Prices may be reviewed after that date to reflect changes in labour, materials, plant or subcontractor costs.

Variations
Changes to the agreed scope will be described and priced in writing. Work will proceed after written approval, except where immediate action is reasonably required to make the site safe.

Provisional sum
A provisional sum of £[amount] is included for [work]. It is an allowance, not a fixed price. The contract total will be adjusted to the agreed value once the scope and cost are known.
Be specific about every limit
Name the work, the limit and what happens if the assumption proves wrong. Avoid broad phrases such as “all necessary work” or “standard making good” when two people could read them differently.
